Which Extensions Are The Most Lucrative?

When you decide to build an extension to your home, there are often two main motives behind it; enhancing the space of your home and increasing your home’s value.

In terms of the latter, it is clear that not all extensions are created equal; certain types of extra room and space in your home will increase the selling price more than others.

A study undertaken by Rated People found the extensions, renovations and upgrades that add the most value to your home, so whether you are looking to sell your home or buying a new property to flip in the rapidly moving market, here are the most profitable improvements you can make.

Self-Contained Annexe

A room of one’s own has become even more important given how much time we spend at home and how many people are working in some form of home office, and so a self-contained space has become more valuable than ever.

A self-contained annexe is effectively another building joined onto your own, which can be used as a home office (worth over £7,000 by itself), a studio flat or even a home gym (worth £8,000 on top), and can add up to £15,000 onto the value of your property alone on average.

A garden office, which is built away from the home building itself can add over £9,000 to your home.

Loft Conversion

One of the most efficient, easy to achieve and effective ways to add a bedroom to your home, a lost conversion has commonly been seen as the most lucrative extension to have.

Indeed, a well-constructed conversion can add nearly £13,000 to your home on average.

Kitchen Extension

The open-plan dream still lives, and the need for space and the feeling of more space has made an open plan extension particularly promising.

A kitchen extension can add over £11,000 on average to your home, but if you also take the opportunity to renovate your kitchen at the same time, it can add another £10,000 to the value of your home.

With more people embracing their inner chef, a new, well-furnished kitchen is exceptionally valuable.
